You replaced my roof in 2020, since then problems with guttering which has caused damp issues in various parts of my house plus more importantly there is a large piece of lead hanging over edge of roof above front door. As still under warranty could you please address these problems? Regards Jacqueline Richardson

the roof is pitched and covered with slate on a timber frame.
the rear extension roof is pitched and covered with tiles on a timber frame.
some defects were noted to the main pitch including slipped and cracked slate and worn pointing on the
ridge tiles. repairs should be carried out to ensure that the roof remains weathertight and does not leak.
the main roof pitch is signi cantly sagging and further investigation/repairs are required. see section e1.
the rear extension roof coverings appear to be in ok condition for their age.
metal ashings have been used to close the junctions between roof surfaces and adjacent walls. these
require repair/replacement.

d2 roof coverings (continued)
a pitched roof covering of this type and age is likely to require ongoing maintenance to ensure that it
remains weathertight. renewal is likely to be a more economic option in the medium term.
roo ng felt can become brittle with age, particularly when exposed to sunlight, rainwater and wind action.
deterioration often occurs at the bottom of the roof and at the edges where the lining is more exposed.
coverings should be kept in good condition at all times and the felt should be replaced as soon as any
deterioration is seen.
d3 rainwater pipes and gutters
the property has a combination of pvcu and cast iron gutters and downpipes.
the rainwater ttings are thoroughly defective. we believe that renewal is now the most economic and
appropriate option.
leaking rainwater disposal systems can lead to penetrating dampness and deterioration of the building. you
should ensure that rainwater gutters and downpipes are regularly cleaned and maintained.
the rainwater goods may not be able to fully cope during periods of heavy rain.
