    Dear Madam, Sir

    I am a landlady in oxford and my property showed a copious leak from the window frame in the conservatory, after an intense burst of rain. This never happened before and tenants complained and took some pictures.

    My husband looked at it and he thought it could have been the overflow from the gutters (as they need repointing) but he is not an expert and also when he visited the property it wasn’t raining anymore.
