    Work description: There are slipped, damaged and missing tiles to the front, side and rear slopes and
    evidence of previous repairs with tiles of a different hue.

    Mortar to the ridge and hip tiles has started to deteriorate.

    There is some moss to the roof and in particular to the ridge tiles

    There is no ventilation to the original roof. Need to fit ventilation tiles at high and low level to provide a cross flow of air.

    There is some insulation between the ceiling joists although less than current
    recommended guidelines. Need to increase the level of insulation to 270 mm.

    To the front of the building there is a small flat roof to the bay. The roof appears to be covered in lead sheet. This section will need to be chaecked to see everything is okey.

    Extension – Upstands to the main house and parapet walls are overlaid with lead apron flashings. The flashing to the main house has come away and is laying on the felt roof.
