    Replace roof tiles – The plain tiles on the roof are in poor condition with many of the tiles’ surface degraded and the tiled surface has spalled and requires renewal. We recommend, as a minimum, the damaged plain tiles are replaced

    There is a slipped bonnet tile on the front hip. The gap is being used by birds to enter the roof void. The tile should be replaced and any nests removed.

    The gutter connections on the front of the building are defective and leaking. The angle connection and union connections have evidence of water staining and these should be replaced. The front downpipe is an original cast iron pipe. The pipe is corroding and insecurely fixed to the front corner and has had a flashing tape repair at high level. The pipe should be removed and replaced with a modern UPVC pipe.

    The rear downpipe serving the guttering has been modified to meet the running outlet. The pipe is not secured to the rear elevation and this is a potential safety concern. We recommend the pipe is replaced with a modern UPVC downpipe and with angle connections at high level.
