Complete installation of new 3-layer high performance felt system to flat roof dormer extension to back of property:
• Remove all existing felt/membrane layers and rotten timber decking to defected flat roof of property, dispose of accumulated waste.
• Replace all rotten timber decking, installing new 18mm OSB timber decking boards and fix securely to timber joists.
• Install new 100mm insulation in between timber joists.
• Insta*** layer of 3H breathable membrane and fix securely to timber decking.
• Torch on *** layer of 2mm underlay to roof area including felt upstands, ensure all seams are lapped and fully bonded.
• Install welted 50mm felt side to side of flat roof. Torch on hot ensure all felt is lapped and fully bonded.
• Torch on *** final layer of 4.5mm high performance topcoat felt (charcoal) to roof area including felt upstands.
• Re bed clay ridge tiles on new waterproof mortar and point for a neat finish.
• Cut, fix and dress new 150mm code 4 lead cover flashing were required. Point using lead sealant.
• Install new UPVC fascia, soffit and guttering system to dormer roof.
• Clear away accumulated waste from site on completion to leave clean and tidy.
Total price includes all labour, materials, scaffolding and removal of waste
from site on completion.
➢ Scaffolding platforms x2 will be erected to the back of the property to gain
access to the roof area and comply with health and safety regulations.
Scaffolding is included in the price.
➢ This quotation is valid for 3 months from the date above.
➢ Roofing work to be completed within 2/3 working days, weather permitting
➢ On completion you will receive a 10-year guarantee product and workmanship
warranty certificate for the newly installed 3 layer felt system flat roof.
Access provided from rear of property. Please provide quotation to match exactly the above reequirements
Access to dormer roof via rear garden. There is a groundfloor extension in place, however we will be removing the lean to at the side of the extensions so any scaffolding can be placed there.
