Good morning,
I have recently purchased a new home and have noticed the polycarbomate roof with lead flashing is leaking during rainfall. I suspect the source to be either the flashing or one of the plastic ridges between the clear panels, as it appears cracked and warped upon inspection.
Just looking for a rough price for this to be repaired please,

I’m in the process of buying a house and the following has been highlighted in the building survey. Could you give me a quote please. I’ll be using this to renegotiate the sale price with the seller.
Front Elevation: CHIMNEY DESCRIPTION: There is brickwork to the multiple-flue chimney. Some of the flues serve other dwellings.
CONDITION SUMMARY: There are open chimney pots visible. In addition, one of the pots is missing which indicates the flue could be open. These defects could result in rainwater penetration causing damp patches to appear within the building. Birds can also become trapped in disused flues. It is therefore recommended that redundant flues are fitted with capping vents and that flues serving appliances are fitted with cowls, subject to the appropriate
specialist advice as mentioned under the heading of internal chimney. A closer inspection of the chimney can be made by the contractor, who should carry out any other necessary repairs that cannot be seen from ground level. Works to this part of the property are likely to require the erection of scaffolding.
CHIMNEY DESCRIPTION: Same as above. CONDITION SUMMARY: Some repointing is required. Repointing walls of the property, including chimneys,should be carried out with a lime-based mortar to allow the bricks to breathe and help prevent them from perishing easily. The brickwork should be raked out to a depth of 2cm, prior to any work being carried out, to create a good key for the new lime-based mortar.
REAR ELEVATION CHIMNEY DESCRIPTION: There is brickwork to the multiple-flue chimney to the rear outrigger. Some of the flues serve other dwellings. The open flue has been capped with a ridge tile.CONDITION SUMMARY: Dampness was recorded to the chimney breast in the bathroom below this stack. See internal chimney section.
Front Elevation: CONDITION SUMMARY: We observed perished bedding mortar to joints to the ridge tiles. Re-pointing the joint is often not adequate enough maintenance, as the bedding has normally perished beneath. We, therefore, recommend that you have the ridge tiles re-bedded in fresh cement mortar. The old cement will require removing from beneath the tiles prior to re-bedding.
ROOF DESCRIPTION: There is a bay roof to the living room.ROOF COVERING DESCRIPTION: There is a flat roof that has a covering of sheet lead.CONDITION SUMMARY: The lead flashing to the bay requires re-pointing to help prevent it from falling out.Flashings are important to help prevent damp penetration internally and rot to roofing timbers.
CONDITION SUMMARY: The roof covering is badly distorted and has reached the end of its useful life. You should, therefore, budget to replace the roof covering. This work should be carried out by a reputable roofing contractor.
Rear Elevation: ROOF DESCRIPTION: There is a pitched roof.ROOF COVERING DESCRIPTION: There is a roof covering of slate tiles. CONDITION SUMMARY: We observed a number of ‘roof tingles’ and distortion to the roof covering on the rear outrigger. Roof tingles are lead strips that have been installed to hold replaced slates in place as they slip due to the corrosion of the original nail fixing. This is generally an inherent issue, and other slates will begin to slip soon. This is an indication that the roof covering is nearing the end of its useful life. We would recommend that you budget to replace this roof covering.
If you could advise how much these issues would cost, how long it would take and how intrusive i.e. would we need to move out.

roof with parapet, probably no scaffolding required. i think roof might have been replaced on old timbers, some of which are rotten so the roof is leaking. would think removal of all slates and replacement of maybe 50% of the timber and leadwork prior to reinstatement. photos available.
