We have a leak on the apex of the roof, where it adjoins next door’s property. We’ve looked in the loft, the beam attached to the neighbours wall is wet, & the bedroom ceiling below. So could be flashing or tile issue. Please check the Apex roof too. We also require our chimney stack on the other side to be repointed, all the way round with lime mortar, & all gutters cleaned. 1. underfelt under tiles has worn away in 3-4 places. job – take off all tiles and replace underfelt.
2. ridge tiles on roof, tiles ok job – replace/repoint the ridge tiles
3. ventilation – evidence of staining on loft hatch, likely had condensation issues in the past because there is no roof ventilation (didn’t need it when built). plus water tank in loft beforehand job – felt lap vents in underfelt or ventilation in soffit boards, but soffit boards likely have asbestos.
4. braces – there are no roof braces, so roof could fall over like dominoes in a storm job – do some planks/trusses across and diagonally on the inside roof triangles.

could you kindly provide a quote for repairs needed as per survey findings below.
”the roof is of traditional timber rafter and purlin construction. this forms a framework which carries the dead and imposed loads primarily from the roof coverings onto the load bearing walls without any excess deflection or distortion. from the limited inspection possible the roof structure appeared in generally satisfactory condition. no signs of any significant deflection or distortion were noted and the timbers appear adequate to carry the dead and imposed loads placed upon them. the partially removed stack visible in the rear two story projection appeared in generally satisfactory condition, however the internal brickwork to the main chimney breast is spalling and crumbling in places and is now in need of overhaul including substantial repointing works. the removal of chimney masonry requires local building regulation approval and therefore, your legal advisers should make further enquiries in this regard. the party walls between the roof void and the adjoining properties are present but there are a few holes visible around the purlin and possibly a gap between the partially removed chimney breast in the rear two story projection. party walls need to be built to full height to prevent the spread of fire through the roof void from one property to the next, and the walls should now be built up and any gaps to the underside of the roof covering sealed. the owner of the neighboring properties has a number of legal rights over this party wall and a party wall notice may need to be served prior to the commencement of any works, and you should ask your legal adviser to explain any possible implications. the provision of a timber a frame support under the main chimney breasts would be beneficial.the roof void is insulated with fiberglass quilt laid to differing depths of approximately 150 – 270 mm. this is considered inadequate, and you should arrange for additional insulation to be installed to the current building regulations standard, currently recommend to a minimum depth of 270mm all across the roof space. you should also refer to the epc for the property for advice in thisespect and information on any financial assistance available. most untreated timber is susceptible to infestation by wood boring insects. whilst no obvious signs of any significant rot or wood beetle infestation was found to exposed timbers at the time of our inspection, we have only inspected a representative sample of timber and there is a possibility of concealed defects being present in areas we were unable to fully inspect. ventilation provision within the roof void was noted to be limited, and this can create a build-up of condensation leading to dampness and timber decay. you should now arrange for adequateentilation provision to be installed as soon as possible. water is stored in plastic tank located within the roof void. the tank appears to be generally well supported and are suitably covered and insulated. there is also a suitable overflow provision in place. roofing felt can become brittle with age, particularly when exposed to sunlight, rainwater and wind action. deterioration often occurs along the lower leading edges of the roof line where the lining is most exposed. you should ensure that any water storage tanks remain covered and well insulated in order to prevent freezing and condensation from occurring.”
