    We are purchasing a property and a level 3 RICS survey has identified some issues with the roof that we will need to fix when we move in. The property has a timber roof with clay tiles, a hipped shape and the side is sloped. We need a quote to understand how much this will cost.
    1) Roof displays evidence of roof spread – diagonal hip corners thrust outwards, causing separation of the tiles. There are a number of slipped and missing tiles which pose a risk of water ingress.
    2) To the ‘ridge’ or high point, and the diagonal hip corners, are curved ridge tiles which are set a bed of mortar. Shows some signs of spalling and erosion and the hip and ridge tiles require lifting, cleaning off and rebedding.
    3) Bitumen based underfelt shows signs of deterioration, one or two localised areas that have become holed and require localised repairs to patch it with underfelt.
    4) Chimney stack requires repointing
    5) Gutters are of an older style of grey plastic, there are some obstructions which require clearing out. The rear gutter is leaking at the joint and requires a new junction piece fitting.
    6) Roof lacks adequate ventilation and should be provided with ventilating tiles to the roof plane to provide air flow in the roof. Hip corners require additional bracing.
