Ventilation/insulation of under-felted roof requires upgrading and ideally additional eaves ventilation provided, using modern proprietary tile vents. 3. Cracked areas of concrete ridge/hip/verge tile mortar to be repointed to reduce the need for re-bedding tiles, along with ad hoc repairs to individual tiles. 4. Cement mortar flaunching of 3 chimney stacks to be checked and repaired – is very exposed and may be cracked and loose in places 5.
