The main pitched roof appears generally even, with no indication of significant sagging or distortion.
There are a number of slipped and damaged tiles which require repairs. A number of the tiles to the bottom
row have also worked loose and will require attention.
As previously mentioned, there is a significant amount of moss on the roof covering, which restricted our
inspection in places, and should ideally be removed.
The ridge and bonnet tiles are in need of re-pointing in places, and upon removal of the moss, the full extent
of repointing is likely to be more apparent.
Whilst there were no signs of leakages internally, the roof is now of some age and will require more frequent
maintenance and repair.
Given this and the absence of felt beneath the tiles, a more economical solution may be to have this
completely replaced.
The valley gutter appeared to be in reasonable condition at the time of the inspection, although vegetation
and debris should be cleared to prevent overspilling. There was no staining or elevated moisture meter
readings to the area beneath the valley gutter, although this is a vulnerable position and should be monitored
during your occupation.
The tiles to the adjoining property have been replaced. The replacement tiles are a different profile and
therefore no longer interlink above the party wall. Therefore, there will need to be some form of bonding
gutter or alternative at this position, to prevent water penetration occurring, although we are unable to
confirm if this is present. When the covering to the subject property is replaced, this should be taken into
consideration.
Chimney
The condition of the stack is consistent with age, with some weathering evident to the brickwork pointing.
There is moss and lichen growth to the flaunching and brickwork, which should ideally be removed.
The lead flashings are in need of repointing and this should be undertaken in conjunction with other works to
the stack.
The cement mortar flaunching to the top of the stack is cracked and damaged, which will result in rainwater
penetration to the brickwork and further deterioration in the future. The flaunching should be repaired during
future maintenance.
One of the chimney pots remains completely open and therefore will be vulnerable to water penetration from
above. It would be advisable to cap and ventilate the pots to prevent unnecessary water penetration. This
should be done in such a way to allow for air to circulate, but discourage nesting birds and other debris/water
from entering the flue.
Where pots have already been capped, two flues have not been provided with ventilation
