    chimney stackThe stack has one pot, and two steel flues, the pot has a cowl to avoid rain and bird nesting. There are two aerials attached, the brackets appear old and rusting. The flaunching, a cement mix on top that holds the chimney pots in place, appeared to be in fair condition. There are cracks and part of the flaunching has broken off and a risk of falling. This needs to be removed as soon as possible, some moss and lichen growth was observed on the flaunching and the stack, which should be removed to avoid roots causing defects to the mortar in the brickwork. The stacks appeared to be plumbed with no major deflection or structural issues. Lead flashing around the base of the roof appeared to be in fair condition but becoming of age, and may need to be replaced soon. Estimated cost repair: Clean off moss and lichen on flaunching and top of stack – include it in cleaning roof covering. Replace launching and flashings at the base of the stack -?? Roof coverings
    it needs some spot maintenance, also it was laid on top of the old slate tile roof. There were broken but displaced and cracked tiles were observed. The ridge tiles are also concrete and cemented into place, but the paintings were broken off and need re-pointing. Moss and lichen were observed on the roof tiles, moss, and lichen may cause tiles to lift and displaced and allow water ingress. I recommend the roof to be cleaned and treated with herbicide. there were cracked, chipped, cracked, displaced and lifted tiles observed and gaps that will cause water ingress. the lead flashing along the wall joint seems old and may need to be replaced soon. There is a canopy above the front door which appears to be new and is a steel frame with a plastic sheeting covering.

    The gutters are of aluminium type ‘square’ shape fixed to the fascia boards. The gutters appeared to have lots of debris, I recommend the gutters be cleaned before occupation and then annually, the alignment and fall may be incorrect and due to debris blockage. I was not able to inspect the fall which may be incorrect and may require re-fitting, There was no roofing felt dressed into the gutter which would prevent from rainwater falling to the back of the gutter and under the roof eaves/cavity.  there were water stains on the side of the guttering and the fascia boards were rotted which suggests overflowing, Estimated repair cost: – ??

    Bed a 300mm roll top chimney pot using a sand cement mortar capping mixed with waterproof.
    Construct a galvanised steel closure plate and line the chimney with a class 1 grade stainless steel liner, using a flex adaptor and terminating with a suitable cowl.
    Fit a new combustion air vents.
    Position fire on a dark honed slate hearth and connect to a new flue via a top outlet using a single wall connection pipe, painted to match the fire.
    Install and run through the correct operation of the new stove.
    Parts, labour, dark honed slate hearth and air vents all required.
