I have a new house with several velux windows. One of the sets of veluxes joins with a vertical window ( also velux) and is cut into the eaves. The flashing installed around the eaves does not run down to the gutters and so rainwater pours off the side of the roof, staining the timber cladding and ground below. This flashing needs to be fixed.

I’ve got a leaking skylight on a low-pitch kitchen extension roof. Internally, there’s staining tracking down from the window, particularly from the bottom corners, which suggests water ingress from above rather than condensation. Externally, the flashing doesn’t appear to be a proper stepped system and looks poorly integrated with the tiles, especially at the sides and bottom. The window itself is also misaligned—the sash sits unevenly within the frame and I have to force it shut to engage the lock, so the seals likely aren’t compressing properly. From what I understand, this is likely a combination of incorrect or failed flashing and a misaligned unit. I’m not looking for a patch repair—I’d like a proper strip-back, correct flashing installation suitable for the roof pitch, and an honest assessment of whether the skylight should be repaired or fully replaced.

Celebrated for the Glenmorangie Distillery, Tain features a unique Highland experience and stunning views over the Dornoch Firth. When it comes to roofing in Tain, homeowners benefit from a selection of roofing options that suit the area’s historic architecture. Common roof materials are slate, clay tiles, along with corrugated metal, being ideal for the region’s weather conditions. Slate roofs remain a top choice due to their resistance to harsh weather, while clay tiles offer a timeless look. Thatched roofs, once common in the Highlands, have become less common, but they still showcase the area’s history. For contemporary homes, flat or low-pitched roofs are occasionally seen, needing tailored waterproofing along with drainage systems. Roofing issues in Tain often include wind-driven rain, because of the Highland weather. Routine roof inspections are advised to prevent damp and ensure properties well-protected. Local roofing suppliers, like Travis Perkins as well as independent stores, serve Tain and the wider region. Experienced roofers locally frequently carry certifications with the National Federation of Roofing Contractors (NFRC) or TrustMark, guaranteeing customer peace of mind.
