just spoken over the phone regarding property that we’re purchasing, house survey has come back with the following to be done:

We need a roofer to make two holes in a flat roof (with GRP cover) at 9940mm x 820mm.
This will mean moving a couple of ceiling joints etc. in the roof to allow such big holes and then strengthening.
They will both need a 100mm upstand.

Work description: We are in the process of buying a house and need a quote for roof repairs following a survey (both pitched and flat roof). See below below details:

The original roofing felt is now becoming brittle due to age and the material has limited life and will continue to deteriorate. We also noted the roofing felt is starting to rot specifically where water appears to be entering the roof space near to the base of the chimney stack where the timbers are damp stained.

Evidence of damp penetration and staining was noted to the timbers immediately surrounding the chimney structure within the loft area. We would recommend a high level inspection at the base of the chimney stack is undertaken where this meets the flat roof deck and also inspect on how the bitumen felt roof covering is lapped with the adjacent property to ensure that there is no further water penetration in this area which could give rise to rotting of the timbers. It was noted in the front bedroom at the chimney breast, water has made its way into the chimney breast and the plaster is damp at high level.
