    we have seen signs of leaks around the duct from the chinese and the skylight. the rafter furthest to the right (viewing from the street) to the front of the property was soft in some places and we could see daylight between the leftmost rafter and the left wall of the property. viewed from the street the guttering is an urban garden (don’t know about to the rear). i would guess that basically all the flashing on the roof is missing or in need of repair/replacement.
