scope of works: chimney repairs
please provide a fixed-price quotation for the following works associated with a water ingress defect around a false chimney.
roof works
1. supply, erect and remove all necessary scaffold and access equipment.
2. carefully strip roof tiles around the false chimney to provide access to the affected area.
3. lift and temporarily remove/raise the false chimney sufficiently to allow proper inspection and repair of the roof construction beneath.
4. investigate the source of water ingress.
5. install the correct number of layers of roof membrane/underlay beneath the false chimney in accordance with the false chimney manufacturer’s requirements and good roofing practice.
6. replace any damaged roof membrane as required.
7. replace any damaged roof battens as required.
8. supply and install new lead flashings and associated weatherproofing details.
9. refit the false chimney and ensure all junctions between the chimney and roof are fully weatherproof.
10. reinstate roof tiles and leave roof watertight.
11. carry out a water test following completion of works.

12. remove and dispose of water-damaged loft insulation.
13. supply and install replacement loft insulation to match existing specification.
internal works
14. repair or replace water-damaged plasterboard where necessary.
15. prepare and redecorate all affected internal areas resulting from the water ingress.

block of 6 flats, 3 floors of 2 flats each, approx 140 m^2 footprint. concrete tiles + bitumen felt underlay.
the underlay has largely perished and disintegrated (daylight visible). so i’m interested in an estimate for the cost of replacing the underlay and a possible re-tile.
it’s a traditional timber cut roof. haven’t been able to assess whether there’s any water damage to the timbers but not visible from a distance.

hello – we have 1 velux window and 4 wooden non velux windows in our loft conversation.
we have been quoted by velux direct that they cannot replace like for like all 5 windows and the 4 non would have to move up 1 foot and it would cost approximately 9k additional v’s just a simple replacement cost.
we don’t wish to do this uneccassry work as we like the placement of the windows and would like alternatives to replace all 5 windows for a pvc / weather proof option. could you assist
