I’m looking for quotes for a full roof replacement on a residential property. The roof has a relatively shallow pitch, and the existing covering is ~50-year-old concrete tiles, now porous and at end of life. We are located outside of Manaccan on the Lizard Peninsula.
Scope of works required:
Full strip and removal of existing tiles, felt, and battens
Installation of breathable membrane, eaves protection system, and over-fascia ventilation
New treated battens (approx. 25x50mm)
New tiled roof (e.g. Redland or equivalent, suitable for low pitch)
Dry ridge system with matching ridge tiles
Dry verge system to all verges
Replacement valley with GRP valley tray
New leadwork to chimney (soakers, front & back aprons), including patination oil
Bellcast detail and making good/re-rendering around chimney
New fascias and soffits to gable ends and rear elevation
New guttering and downpipes to rear only (white UPVC to match existing front)
All scaffolding, labour, and waste removal included (excluding asbestos, if encountered)
Additional info:
Roof pitch is on the lower side, so materials must be suitable for this
Happy to consider equivalent materials if you recommend alternatives

hello – we have 1 velux window and 4 wooden non velux windows in our loft conversation.
we have been quoted by velux direct that they cannot replace like for like all 5 windows and the 4 non would have to move up 1 foot and it would cost approximately 9k additional v’s just a simple replacement cost.
we don’t wish to do this uneccassry work as we like the placement of the windows and would like alternatives to replace all 5 windows for a pvc / weather proof option. could you assist
