area 1: the identified area was previously fixed due to re-occurring leak through the
roof. the fixing of the area which was done using materials that are not suitable for
the roof. this has enabled the waster ingress to get through the tiles and into the
roof and penetrate through the house. the materials used for this area was felt
material which is commonly used on shed roofing and therefore not suitable for tile
roofing. the investigation has found that the same area that was previously fixed
was done by cutting the internal felt within the loft, which has contributed to the
ingress of water travelling within the roof and falling into the property.
rectification of area 1- proposed rectification of this area would be, the removal of
current felt sheet, re-lining of tiles, installation of new felt, and replacement of
broken tiles with led flashing sealed with led glue.
area 2: the investigation of the identified area above the bathroom ventilations
consists of cracked tiles, which has enabled an ingress of water to enter through the
roof and penetrating into the bathroom ceiling.
rectification of area 2 – proposed rectification of this area would be, the removal of
current felt sheet, re-lining of tiles, installation of new felt, replacement of broken
tiles with led flashing sealed with led glue
area 3: vents pipe investigated and found missing tiles on the roof ridge and
cracked tiles underneath the missing tile. this has enabled water ingress to
penetrate through the property and cause damp.
rectification of area 3 – replacement of broken tiles, insertion of felt for water
protection and sealing of gap with appropriate roof glue.
area 4 – the investigation identified missing cement motor within the roof drip
hedge, this can potentially contribute to water ingress penetrating in the property
causing damp.
rectification of area 4 – the putting of cement motor in roof drip hedge to cover all
gaps.
gutter cleaning – gutter to be cleaned to allow rain water flow

in short, inspect and advise work needed on a flat dormer roof and provide a quote
inspection of facias, and soffits of the pitched roof and cleaning roof and gutters,
flat roof is 15 years old bitumen roof. we need to get it in a condition that it can last for another 5, 10 years, it may require replacement or a repair might be enough we don’t know . the flat roof is a first-floor dormer in a detached house, with half of the dormer being part of a bedroom and the rest half is a bathroom. we also see a leak in the bathroom wall, first, we thought its loose brick causing a wall leakage, but when the shower is used we see more dampness so it could just be a leaky pipe of the shower going into dormer we don’t know.
