I need this issue repairedThe roof is formed with a traditional cut timber structure forming what appears to be part of the
properties roof which adjoins to the rear. Formed with standard rafter and joist detail with rafters
being sat on a raised wall plate. This does mean that joists and rafters are not formally tied and
such structures unless incorporating horizontal collars will offer poor lateral restraint between
opposing roof slopes. The lack of lateral restraint can leave such structures more susceptible to
deflection and spread caused by those loads imposed by roof tiles. We do believe an element of
such movement has affected this roof towards the right hand side adjacent the gable and likely
increased by the replacement covering with the clay tiles offering an increased loading when
compared to the lighter original slates. In an attempt to compensate this and support the roof
additional purlin timbers have been incorporated at high and low level albeit in subject areas
rafters at high level are in fact not in contact with the purlin and this therefore offers no benefit.
Those timber works undertaken in an attempt to strengthen and support the roof appear basic
and no comment can be made as to how these are detailed/extend through into the neighbouring
roof space. There is however little evidence of any significant movements affecting the
neighbouring properties roof when viewing externally. With deflections evident within coverings
externally of the subject dwelling resulting in the misalignment of tiles it would be recommended
that the associated roof structure is subejct to a more comprehensive assessment by a suitably
qualified roofing contractor and associated repairs quoted accordingly.
