    I am in the process of purchasing the above property and went to visit after the recent heavy rains. In doing so I found that the large flat roof above the garage was like a swimming pool! A simple blocked drain was the cause which I rectified then, but looking inside the garage the huge weight of water looks to have bowed the roof such that water now pools on it. At the time there were a few drips inside the garage but nothing huge, so presumably there are a couple of areas which will require repair, plus also I’d be grateful for your thoughts on if the roof structure needs to be replaced or repaired.
    In addition I found that there was a small amount of leakage in the house loft. These houses have a large expanse of lead flashing on the gable end and it looks like a repair has been attempted over the years which I assume is not entirely succesful (looks pretty unsightly too!).
    I am unable to give you a video tour as I don’t yet live there but I have plenty of photos which I can share if that helps, also I may be able to arrange a site visit with the estate agent if need be.
    I still intend to go ahead with the purchase so ultimately need this work done, but would be good to get at least a budgetary estimate as I may want to renegotiate on price with the seller.
