hi,
i am currently purchasing a flat and the survey has thrown up some issues. i am looking to get a quote for the work that needs doing. the work that needs doing:

(1) chimney stacks
the mortar between the brickwork has deteriorated in isolated areas and requires repointing.
the chimney pots have been removed from the stack, so assume that the flues below have been capped. these flues have not been vented and need air bricks fitted through an outside wall.
(2) roof coverings
outside light can be seen from the interior of the loft space via one of the verges to the left valley. verges need repointing to ensure that they are watertight.
mortar below the ridge tiles has eroded at the junction between the ridge and hips, behind the ridge, leaving a breach in the roof coverings. requires repointing.
(3) installation of a permanent form of flashing on the porch
(4) fireplace has been closed and needs a vent adding
