work description: the slopes to the roof are covered with clay plain, heritage style tiles. the roof coverings are
complemented by ridge tiles where visible and cement bedding. lead flashings complete roof coverings
at wall abutments and chimney stack junctures.
from our limited inspection, main roof pitches were noted to be slightly undulated. tiles were noted to
be seated correctly with mortar bedding joints reasonably well pointed, however, the majority of tiles
are ‘shaled’. this is a reaction to frost damage/freeze thaw and can be demonstrated by the various
amounts of tile that have blown from the tile faces. water from rainfall or melting snow saturated the
material at some point, probably often, and froze inside the material when the temperature dropped.
conditions will worsen if left unresolved and can advise that the tiles have reached the end of their life.
the rear elevation is considerably worse. unfortunately, over 40% of the tiles are beyond repair and we
would state that all tiles should be removed and new tiles fitted. matching these maybe difficult but you
may still be able to source the original manufacturer.
