We have recently moved into a house whose loft is missing insulation at the far end (which means that water marks are forming on the far wall of the bedroom directly beneath the uninsulated part of the loft). Work description: The main house roof is pitched and covered with concrete tiles fixed over a secondary
waterproof barrier (underlay) and strips of wood battens. Some of these parts were hidden from view.
Valley gutters are formed at the junction of roof slopes.
Parts of the underlay are torn or open and there will be a risk of damp penetration during periods of driving rain or snow. See Section J1 Risks.
Concrete roof tiles have a life span of up to 70 years, dependent upon quality of material,
original production, weathering, exposure, etc.
The roof coverings to the main roof are in a condition consistent with their age but show
signs of weathering and deterioration but are in a serviceable state of repair with no specific defects.
The flat roof to the rear garage conversion is covered with bitumen builtup
felt.
Although there is no evidence of any current leaks, there are signs of specific defects
including moss growth and general wear. This means the roof could leak.
The life span of a flat roof is difficult to predict. The surface may appear sound, however a minor surface defect can cause deterioration to the fabric beneath. Such problems can go undetected for a period of time. Flat roof structures should be subject to careful maintenance on a regular basis.

Loft and wall insulation . Walls have been hacked off ready for rerender and a new roof fitted so loft needs clearing and new fitted alook carbon bead for cavity but looking for a good price and done soon as I need outside rendered before the weather changes .
