    Weathered/Replace Covering
    The offshoot flat roof is covered with traditional mineral felt and this was found to be weathered/ deteriorated in some areas. One of the most common problems associated with felt roofs comes from thermal movement. The heating and cooling of the roof causes expansion and contraction of the felt membrane covering and timber supporting structure beneath, resulting in cracking/splits and seasonal weathering exacerbates this and causes further deterioration of the covering.
    In our opinion, it would be more economical to replace the whole roof covering, as opposed to carrying out patch repair work. When this is undertaken, the supporting timber structure may also need some attention.


    ADVISORY WORK Eroding Ridge/Eroding Hip
    The tiles on the top of the roof (known as ridge tiles) sit on a bed of mortar. The tiles along the junctions of the roof (known as hip tiles) sit on a bed of mortar. The mortar bed has started to erode as a result of seasonal weathering and requires localised repointing to prevent water ingress. Until this work is complete, the roof space will be more vulnerable to localised damp problems.
    It should be noted that whilst repointing is a suitable form of weatherproofing, you should consider installing a modern plastic interlocking system called a dry ridge and hip system, if it is within your budget to do so, as it requires minimal maintenance once installed.


    Inadequate Roof Ventilation
    The main roof slopes don’t have any form of roof ventilation, such as ridge or tile vents. This is important as it will allow for more effective air circulation within the roof space and help to remove moisture laden air, thus preventing condensation and mould forming on the timber roof structure, as well as more serious problems, such as damp and timber infestation.
    A carefully monitored balance between ventilation, heating, and insulation is needed to help minimise these problems, therefore you should consider installing some form of roof ventilation, as it is relatively cheap and easy to install.


    Lifted/Loose/Missing
    There are numerous lifted, loose, and missing roof coverings to the front and rear roof slopes. The affected coverings will require re-setting or replacement to provide adequate weatherproofing and help prevent rainwater penetration into the roof space, thus minimising problems associated with damp and timber infestation.

    When the remedial work is carried out, the remaining coverings should also be inspected to check their serviceability and replaced, where necessary.

    The extension has a flat roof which is sound but old. The solid roof gives light issues. I wondered if it was possible to give it a part double glazed roof to allow more light. A further reason for replacement is that the plaster board beneath has dropped slightly (but again does not leak). If I replace the roof with like for like I still have a interior ceiling problem.

    1) front of house: minor brickwork repairs are required to the structure with further repointing repairs being required to
    re-secure the lead flashing upstand in place.
    2) centre chimney stack: minor repointing repairs are required to the brick structure. plant growth was noted around
    the top section which should be removed
    3) rear chimney stack with is shared: repointing and brickwork repairs are required to the brick structure.
    4) front of property: a couple of slipped slates
    5) the ridge line is horizontal and minor repointing and rebedding repairs are required to several ridge tiles.
    6) where two pitched roof sections adjoin a valley is created. to the rear slope and at the junction to
    the rear offshoot, the valley is lined with lead. the lead sections were satisfactory but repairs are
    required to the slate edges to the right-hand section.
    7) mono-pitched rear roof section at the ground floor level beneath a covering of slate, a number of damaged slates were noted. the use of a metal clip was
    also visible and needs more permanent repairs
    8)there is a mineral felt extension roof to the side and rear elevations. the covering shows signs of
    wear and tear around the edges and is worn to the surface. further investigations and advice please
    9) repair work is required to the mineral felt underlayer inside the main roof, our surveyor thinks it can be done in patches rather than as a whole
    10) the timber fascia around roof level to the main property shows signs of weathering with damage
    noted. extensive repairs are required.
    11) the gutters and downpipes are constructed with plastic and cast-iron material and held in position 3
    with plastic and cast-iron brackets. repair work is required to the pvc sections to the front
    elevation.
    12) corrosion was noted to the rear cast-iron run and extensive repair or replacement works are
    required.

    reports:
    there is grp (glass reinforced plastic) flat roof. venting to the rear fascia was observed, indicating
    that this is constructed as cold roof. however, apart from a dry fix ridge system at the front, no other
    venting was found on the roof, therefore it begs the question, is there any through ventilation to this roof.
    further investigation are required into whether or not the ridge tiles are vented, and if the path from front
    to to rear is actually clear for the air to freely flow.
    the existing grp roof looks to be in good condition, however underfoot the entire area feels as it it’s
    floating and not screwed down correctly; some areas have a significant bounce underfoot.”

    “the front tray of chemney stack is not fitted properly and need to be redone as it causing leak. the tiles
    underneath the lead at the side of the stack have been cut short and do not adequately cover which is
    also causing leak. the extractor fan has been fitted from inside but does not have an out (vent coming
    out of flat roof) which causing condensation. on the back slope of the main roof going into dormer (flat
    roof) the verge does not have any drip and is flush with party wall which cause water damage from
    running down the wall as opposed to running away from the wall and onto the flat roof (neighbors).
