    There’s water leaking into my conservatory which has a flat polycarbonate roof.
    An architect friend has examined the pitched roof adjoining it and has identified a combination of problems-

    The lowest course of slates to the main roof shows serious delamination.
    The lead flashing between the slated roof and the polycarbonate roofing below has been poorly and inadequately installed all along its length. The leadwork has been stopped short at the ends and large gaps “plugged” with significant amounts of mastic. The end sections should be extended and properly bedded into raggles, as is good practice.
    The flashing work has not been carried down over the polycarbonate roof sufficient to provide the necessary weather cover – especially given that this lower roof is at a very flat pitch. This problem is particularly relevant where the flashing should be dressed over the upstanding “Tee” bars.

    The Upvc guttering to the slated roof needs to be correctly supported at the end where it currently falls off – over the edge of the polycarbonate roof. There is good reason to consider installation of a gutter along the slated roof edge, above the lower roof, and this connected to the existing, c/with a new roan pipe.

    Without lifting the cover strips to the “Tee bar” roof supports and thus being able to examine the poly. roofing, it is not possible to ascertain the weather tightness of this roof and the root problems which have been apparent.
