    the main roof is a hip pitched structure, covered with clay tiles.
    the rear addition roof is a flat structure, covered with roofing felt.
    we are unable to inspect the left side of main roof slope as there was no available vantage point.
    the mortar bedding and pointing to the ridge and hip tiles is deteriorating. some areas are worse than
    others. in order to reduce the possibility of wind uplift, it is recommended loose tiles are lifted, cleaned
    off and then rebedded on new mortar. condition rating 3.
    we noted a number of slipped and damage tiles to the main roof slope. these tiles should be replaced
    now to ensure the roof is watertight. condition rating 3.
