Chimney
The house has a single chimney stack which is located centrally along the roof and is associated with the flue located in the kitchen
The chimney stack is relatively short and rises above the roof cover where it is dressed in with a lead flashing.
The top of the stack has been sealed off, presumably with a tile/slab and a mortar cover. Within the roof void there is evidence of water ingress around the base of the stack and the lead flashing forming the junction with the roof has come away in places and is permitting water ingress. The bitumen underfelt in this area has perished. This requires that the lead flashing is dressed back into the brickwork to form a watertight junction and a new section of underfelt is fitted.
There are a small number of bricks which are beginning to deteriorate and these require cutting out and replacement.
Rainwater pipes and gutters
The gutter outlet to the flat roof at the front of the garage is inherently problematic and we recommend that this is changed to a conventional gutter located at the edge of the roof, which then discharges to a downpipe.
To the front of the house there is evidence of water staining to the low level brickwork. The roof of the porch area discharges to a downpipe which then simply discharges to the ground. At times of heavy rain this may be inadequate to cope with the volume of rainwater. This should be directed to a soakaway or a surface water drain.
Roof structure
The roof structure to the house is an early form of trussed timber rafter. These are structural grade triangular timber sections which are formed from structural grade timber and fixed together with perforated nail plates. The timbers are of the expected dimensions, with the timber sections size at 34 mm x 72 mm and spaced at around 500 mm apart.
Once the underlying issue with ventilation is resolved and adequate ventilation is put in place, then the affected timbers should be allowed to dry out fully and then treated with a fungicidal paint to mitigate the likelihood of future fungal growth.
The gable end of the main lacks metal ‘wind-lift’ straps which are designed to keep the roof structure well secured to the walls, in the event of severe winds. We recommend that these are installed, to span across three rafters and securely fixed to the gable end wall. Supporting the small section of flat roof over the front of the garage are timber rafters with decking planks over, onto which the bitumen felt is laid. The flat roof cover has failed and requires replacement. The underlying rafters and decking are decayed and require replacement at the same time.
