I have received a Homebuyer report and the roof described in an urgent need of repair. The semi detached house was built around 1935.
As I’m not a professional I would like to paste the relevant sections from the report:
‘The roof is pitched and covered with concrete tiles.
The ridge tiles are uneven and poorly secured with bedding mortar beneath cracked in places. The bedding mortar
under the verge tiles has cracked. Sections of undercloak have fallen away. The roof is covered in harmful moss.
The remaining roof coverings appear in acceptable condition but coverings are weathered and a little uneven in
places. The coverings should be regularly inspected and maintained in good condition as any minor disrepair could
lead to significant leakage and decay.
The felt lining under the roof covering can become brittle with age, particularly when exposed to sunlight, rainwater
and wind action. Deterioration often occurs at the bottom of the roof and at the edges where the lining is more
exposed. Coverings should be kept in good condition at all times. The felt should be repaired/replaced as soon as
any deterioration is seen.’
‘The main roof space was entered through a hatch in the landing ceiling. The roof is formed with conventional timber
rafters and purlins.
The party wall has not been fully fire-stopped and sealed within the roof space. Some of the roof timbers are
stained. The roof is poorly ventilated. The roof space is not insulated to modern standards. There is evidence of a
