31 Harriett Street, Blaydon *** is the terraced house with the green door. Problems with the roof are causing discolouration of the stone work and also some internal damp issues.

The roof needs some repair work. On the roof there is mortar flashing. This is in poor condition and needs replacing

Very poor mortar flashing, needs replacing. I believe there is a rafter in the above location that has been getting wet. It will need repair or replacement, probably replacement.

This pic shows the right end rafter under the roof tiles of pics 2 and 4 where the rot has set in. The old rafter should be replaced

Another pic of the same area shown in pic 2 this pic shows dishing of the roof tiles at the front right-hand side. Rain has caused timber damage over the years. Check/replace the roof timbers in this area and check the fascia for wet rot, renew if required.

The loft space needs to be ventilated by the installation of 2 or more air bricks. Or will roof tile vents (example above right hand side) do the same job as fitting the air bricks at a lower cost?
