    We’re currently putting in an offer for a house in Marlborough (104 London Road, ***) and recently received our conveyancer’s report. There are some major issues concerning the roof and chimney, and we’re looking to get quotes before taking it any further. Below is a summary of some of the works to be undertaken, and I can provide images as well if that helps with your estimate:

    Chimney Repairs:
    The shared chimney has two open pots, neither in use. Disused flues should be capped and ventilated to prevent dampness, while flues intended for use should be cleaned and topped with a cowl or spark arrestor. The chimney has no visible damp-proof course. The lead flashings at the base need better coverage. Concealed soakers might be defective, causing internal dampness and requiring investigation. The chimney pots need re-bedding, and potential cracking in flaunchings and deteriorating mortar joints should be addressed. Spalled bricks due to frost action need replacement to prevent further damage.

    Roof:
    Original slates may have been replaced with heavier concrete tiles, potentially causing deflection and distortion if the roof frame wasn’t strengthened. There are broken and slipped tiles needing repair. The mortar on the roof edge and ridge tiles is deteriorating and needs repair to prevent wind uplift. The moss on the roof should be removed to avoid damage.

    The roof appears level and structurally adequate. The valleys, formed in tiles, are in poor condition and moss-covered, necessitating immediate cleaning and repair. Loft insulation is now standard to conserve energy, but ventilation must be improved to prevent condensation. The roof void lacks ventilation, which can be enhanced by adding ventilation grilles, air bricks, and roof ventilators.

    A dormer on the rear elevation is in poor condition with a rotten timber frame and joinery, requiring roofer consultation. The flat felt roof of the dormer, due to its age, might be near the end of its lifespan and should be monitored for leaks, with re-covering recommended at the first sign of failure. During re-covering, insulation and ventilation should be upgraded to improve heat retention and prevent condensation, with defective decking replaced.
