there is quite an amount of significant condensation discolouring to
the sarking boards of the rear extension and condensation corrosion
to some of the slate nails to the main roof, as well as some
condensation staining to sarking boards of that roof. the provision of
permanent ventilation to the roof voids should be seriously
considered, in particular that to the rear extension. replacement of
slates with corroded nails will be a future maintenance consideration.
the effects of long term condensation can cause rot to occur in
sarking boards and, given the amount of disclosing to the timbers of
extension roof, the condition of some of the sarking boards is
questionable.
woodworm was noted to roof timbers. if not treated, then such is
recommended.
there is quite a bit of moss to the asbestos slate clad extension roof.
as is common with welsh slate there are a number of slates with
nipped corners or cracks or that have slipped, or are about to slip.
replacement of slipped or damaged slates will an ongoing
maintenance consideration with this type of slate.
