    this was the quote from the survey which will need addressing ‘the secondary waterproofing barrier (roofing felt) of bitumen felt is aged and brittle. some areas are defective with rips and tears meaning areas of the roof is exposed to wind driven rain. areas of the roofing felt can be patch repaired in the short term but this is only a temporary measure. you should anticipate that this will require eventual replacement. replacement of the felt is significant as the whole roof covering will need to be stripped and new tiles will need to be installed.’ look forward to hearing from you

    Hi,

    I’m emailing you about replacing a metal gutter on our business premises, which has rusted leaving large holes in the box metal guttering to the front of the premises.
    We had a very basic temporary repair to the guttering done by local builder ( Which is already leaking again as he said it would..) So we would now like to replace the whole run of guttering to the front of our two units with new sections of Aluminium box guttering to stop any future rusting occurring .

    The premises is owned by ” The Trevor Peters Family Pension Trust” my business partner and I are the trustees of the SIPP and landlords of the building.

    We previously ran our graphics company from this building, but since 2022 we now rent the premises out to other businesses.. We currently have a new tenant just moved into the premises for a term of 6 years and have let them know that the guttering will be fixed for them in due course.
    The new tenants who will be moving in will be putting their own signage up, but I have advised them to wait until the guttering has been repaired or replaced.

    The premises is at Castle Gate Business Park , 18 – 19 The Portway Business Centre Old Sarum Salisbury Wiltshire *** . The unit is brick construction at the lower half , with metal cladding there upwards with steel box guttering bolted onto the front just below the roof edge

    I have photo of our premise’s at Units 18- 19 I could email you just to give you an idea of what the building looks like and where the leaks have most obviously appeared (above the middle of our old signage which are stained ) to the left of the front door.


    We would like a quote for the front guttering run to be replaced for the long term , If you can get back to us and with an idea of cost and when this could be completed by, that would be appreciated.
