    Hi,

    We recently moved into a new property and the Survey brought up a few issues that need addressing. I’ve noted them below but should you require further detail, please let me know.

    Mortar pointing to the valley, ridge tiles and roof verges is cracked, starting to loosen and missing
    in places. It appears a small part of the valley at the front is within the party wall line of the property.

    The eaves felt located at the lowest part of the roof should overlap into the guttering. It
    should be checked as part of normal maintenance tp prevent roof leaks and decay to adjacent timbers.

    The external roof joinery is formed in uPVC. There are sagging sections to the front.

    There is a lean-to roof over the main entrance door. This has a sloping roof covered with tiles.
    Defects to the lean-to were noted including decay to the supporting post, leaking gutters which are
    poorly aligned and partially blocked.

    Pointing to the roof verges has started to crack and patch repairs will be required.

    Roof Structure:
    The end strapping between the roof structure and the walls is not fitted correctly.

    The bathroom fan extraction ducting is not insulated, warm moist air is traveling up through these
    ducts into the cooler roof space. This can lead to condensation occurring, turning water vapor back
    into water within the ducting, the ducting should be insulated to reduce the risk of condensation
    occurring.
    I just wondered if you could assist us with any of the points above and give a rough indication of the cost please?
