in 2017 we had a garden room to replace an old garage/barn so as to have an extra guest room for family to stay since our house is small and only has two bedrooms. another advantage of building this garden room was that the roof affords a splendid view, so we decided to have a roof terrace.
despite not always being clear how he was going to carry out the job i feel the builder basically did quite a good job, except for the roof, unfortunately. i had originally suggested that he put on a concrete roof since i wanted concrete slabs on the terrace, but he suddenly opted for timber. he assured me that a coat of fibreglass would seal the roof and that there would be no problem putting the slabs on top of the fibreglass. unfortunately he was wrong. after three years leaks appeared in the middle of the roof. so the slabs needed to come off. the builder claimed that the reason it had started to leak was that it had been a scorching hot day when the fibreglass was put on which had caused pinholes to appear. he assured me that a fresh coat of fibreglass would solve the problem for good. i suggested putting a membrane over the fibreglass, but he would not have it. i wish now that i had insisted as last september it started leaking again. clearly the problem is that putting concrete or slabs on top of fibreglass is a bad idea. probably the fact that the fibreglass is constantly moist will soften it eventually to the extent that it starts leaking. or perhaps there is too much movement in the timber roof. the builder promised to sort it out and this time put on a membrane, but then stopped communicating completely, not answering phone calls or emails.
as i no longer have any faith in him with regard to the roof want a real expert to carry out the repair so as to make absolutely sure that it will never leak again!
as i have recently been diagnosed with a serious illness we rather desperately need the room so family can come and stay.
