the following defects that require repair:

1) chimney stacks
a) dampness was noted to the underside of both chimney stacks where the stack passes into the property, believed to be a failure of the flashings, so this will need repair or replacement.
b) the 2 external chimney stack pots also need to be capped and ventilated to stop water and condensation.
2) main roof coverings
the roof structure is sound and there is no movement or deflection however;
a) the roof is not sufficiently ventilated and requires the installation of fixed air vents
(there is a damp issue in the property)
b) there are slipped and missing tiles and spalled (flaking) tiles to the rear pitch
if you notice any other tiles on the rest of the roof that are in this condition and need to be repaired or replaced, please quote for this too.
( i could see some badly repaired tiles on the front pitch to the right-hand side of the front door above the bay window, this room smells musty, so dampness is present).
c) metal flashings close to the junctions between the roof surfaces and adjacent walls require repair or replacement to the underside of the dormer hung tiles.
there is dampness in the top bedrooms – the lead abutment flashing and soaker to the underside of the tiled hung elevations to the dormer windows needs to be repaired.
d) moss removal if excessive (if this is damaging the roof surface)
e) removal of any blockages to valley gutters that may cause dampness and timber decay.
f) insulation felt has be placed to the underside of the timber boarding and tiles in the main roof void and needs to be removed and replaced so that it is actually placed over the timber joists. (not sure if this is part of what your company provides but if it does please quote for this and access to the roof void is via the top 2 bedroom eaves cupboards – these are very tiny – as the bedrooms take up the majority of the roof space.
3) flat roof coverings
there are 2 flat roofs, one is above the dormer windows, located in the front part of the main roof (serving upstairs bedrooms) above the porch. the other flat roof is above the bay window situated to the far-left side of the property beneath the chimney.
both have a felt covering
please quote for replacement felt, with insulation and ventilation to both flat roofs.
4) rainwater pipes and guttering
defects and staining were noted to the underside of some gutter joints, the pipes and gutters are pvc.

work description: had water leak into front bedroom due to heavy rain. roof tile has a dropped creating a gap (at the back of tile) i think the support batten has collapsed and probably let the rain in. i would like the batten repaired and tile refitted subject to problem inspection. roof can be accessed from a flat roof garage with a ladder and repair is about 1.5 meters up the roof. the job is in sible hedingham. thank you.
