Invitation to Tender for the Replacement of the Roof Covering of Berkeley Court, Oatlands Drive, Weybridge.

Berkeley Court is a 3 – storey block of 13 apartments built in the mid-1980s with a flat roof; the roof covering has been repaired several times over the last 10 years and is now in need of replacement. You are invited to tender for the removal of the existing covering and its replacement with a high integrity torch on system. The area of the roof is approximately 300 sq.m. and includes the roofs of three small porches.
The scope of work provided here is the minimum required and it is expected that after inspecting the job site the tenders will include the additional details and /or alternatives required to complete the work.
Contractors will be responsible for all health and safety issues on the jobsite and any necessary approvals required with the local authority.
Contractors to detail how much area they will require in the car park for materials and equipment. Jobsite to be left tidy at the end of each working day.
Contractors to include the anticipated time to complete the work.
Once the work has started then the work to be continuous and should only be stopped due to adverse weather conditions.
Selected contractor to have a minimum of £5m Public Liability Insurance.
Contractors to provide day rates to be used to agree the costs of any additional work that may be identified when the old roof covering is removed.

Scope of Work
1. Erection of all necessary scaffolding, towers and safety barriers
2. Removal and disposal of the existing roof covering
3. The existing covering is to be replaced by a high integrity, 3-layer torch on system. An insurance backed 15-year guarantee will be required for the selected system.
4. It is anticipated that 75 mm insulation board will be required to be fitted to the flat roof area. This should be covered with 18 mm plywood screwed through the insulation to the existing timbers. All tenders to include for this.
5. Tenders to detail how all the edges, vents and hatchways are to be finished to ensure the integrity of the system.
6. Tenders to detail how the integrity of the building will be maintained during any wet weather.
7. All electrical and aerial cables to be re-instead once the work is complete.
