    i am wondering if you could help?
    we are in the process of selling our property and the following as come back from a survayors report from our buyer –
    “roof lining – the roof has been lined with felt to act as a secondary barrier to rain. the roofing lining is frayed and worn at the edges and does not appear to project sufficiently into the guttering and it should be extended into the gutter. this will prevent rainwater running under the covering and penetrating internally.
    insulation and ventilation – the ventilation within the roof space is poor as there are no ventilation inlets and this will increase the risk of internal condensation and damp. this risk will increase if thermal insulation is improved without increasing roof ventilation. ventilation should be improved by introducing air vents where possible at the base of the roof slope”
