    i’m at the end of the process of buying a house, and the level 3 survey has identified that the roof needs to be replaced in 2-5 years, due to delamination of the current slates.

    it’s a pitched roof, end of terrace property (24 percy road, ***). according to the surveyor, the area of the main roof is 75m2 with 1 small dormer, and approx. 12m2 for the single story extension at the rear of the property. the timber frames are in good condition and do not need replacing.
