work description: the property is served by plastic and cast-iron gutters and downpipes.
the rear guttering is partly blocked with leaves and debris. the rear cast iron rain water goods are corroded in places. the rain
water goods joints are stained and they appear to be leaking in places. especially on the rear outrigger walls which we believe is
causing the walls to be damp and causing high damp readings internally.
leaking gutters and down pipes can have a significant effect on the walls through water splash and can cause degradation of the
brick face, staining of the walls, and water saturation of the brick. this can lead to high damp readings internally. we recommend
you have an experienced contractor inspect all of the rain water goods.
the gutter on the front discharges into a downpipe located on a neighbouring property. permission will be needed for access
should blockages occur. your legal adviser should check your rights in this respect and we refer you to our comments in section
h.
cast-iron gutters and downpipes are prone to rusting and leakage, particularly at junctions and joints. regular cleaning and
sealing will be required which tends to increase maintenance costs. it is also heavy and its support must be checked periodically
for safety reasons. gutters and downpipes carry many hundreds of litres of water during wet weather. their joints and stop ends
are particularly prone to failure as are the outfalls which can be easily blocked by leaves and other debris. all rainwater fittings
should therefore be regularly checked for defects in order to prevent leakages and spillages which could lead to damp internally.
you should ask a reputable and experienced contractor to inspect and quote for the remedial work needed before exchange of
contracts. you should follow the advice given in the page in this report entitled ‘what to do now’.
