remedial works to the roof and chimney of a three-bedroom semi-detached Victorian property, following the findings of a recent building survey.
The survey identified a number of defects to the main roof and chimney stack which are believed to be contributing to active water ingress within the property. In particular, the following issues were noted:
Several roof slates are cracked, slipped, or missing, resulting in an incomplete weatherproof covering.
Lead flashings around the chimney stack and adjoining roof abutments are reported to be failing, poorly dressed, or deteriorated, allowing rainwater penetration.
The chimney stack shows signs of general wear and deterioration consistent with age, including defective mortar joints and potential defects to the leadwork at the base.
The above defects are considered to be a likely source of penetrating damp affecting internal areas of the property.
