The chimney appears to be in generally fair condition, but several points require attention. There is a slight lean
towards the property, likely due to thermal expansion and contraction over time. At present, this does not present an
immediate structural concern, but it should be monitored during the course of ownership. If any significant worsening
is noted, further investigation and remedial work may be required by a structural engineer.
The brickwork is in need of repointing due to multiple areas of eroded mortar joints. This should be addressed within
the next year to prevent further deterioration. Failing to do so could allow water ingress, leading to more extensive
damage. The lead flashing at the base of the chimney appears generally serviceable, with no immediate concerns
noted. However, as the inspection was carried out in dry conditions, defects or leaks may only become apparent
during periods of heavy rainfall. It would be advisable to have the flashing inspected when repointing work is
undertaken (particularly to the high side of the chimney), as scaffolding will likely be required. Addressing any issues at
the same time would be more cost-effective than arranging separate access at a later date.
There is staining to the brickwork, likely caused by moss being washed down over time. You may wish to clean the
chimney with an appropriate acid-based solution to remove this. Additionally, moss was noted on the cement capping,
and there may be underlying cracks that were not visible at the time of inspection. Cleaning this area would allow for a
more thorough assessment of its condition.
Chimneys are inherently exposed to weathering and should be maintained throughout the course of ownership to
prevent deterioration. Given that the chimney is no longer in use, you may wish to consider replacing the existing clay
pot with a more permanent form of capping to further reduce the risk of water ingress.
