We are in the process of buying a property which has been surveyed and will need the following work done in the not too distant future. We are trying to get some idea of what this will cost. The work is as follows:
Roofing works
Located above attic dormer window.
– Repair/replace displaced and badly broken slates and secure any loose slates.
– Insert slate vents.
Located across roof area.
– Relay slates that do not sit tight to the roof to minimise risk of storm displacement.
Located North side, inner (South) slope.
– The lap of the ridge tiles to the top course is not quite adequate therefore an additional course of slates is required to minimise risk of storm uplift.
Located South side roof slope.
– Re-fix UV trays inserted over the gutter/fascia.
Located verge slates and bargeboards.
– Gun-in silicon between verge slates and bargeboards to improve wind uplift resistance to the verge slates and help to prevent vermin ingress.
Rainwater fittings
Located over front bedroom/hallway area.
– Re-align gutter to allow free draining.
Located at rear (North side) and West side.
– Re-seal joints/running outlets to guttering.
Located at East side.
– Repair leakage around hopper head/downpioe serving central gutter.
This a bungalow with slate tiled main roofs.
