    hello, our house was recently surveyed and our roof has been placed in category 3 in the home report, which means “that urgent repairs or replacements are needed now. failure to deal with them may cause problems to other parts of the property or cause a safety hazard. estimates for repairs or replacement are needed now.”

    here is a more detailed description as in the home report:
    “the main roof is pitched and slated with clay tiles along the central
    ridge line. dormer valleys are of zinc or a similar material.
    “flashings adjoining the gable ends are of sand/cement.
    the roof is timber framed with timber sarkings beneath the slates. uneven
    glass wool insulation has been laid between the joists.
    the kitchen and bathroom extension has an almost flat roof which
    is clad with corrugated asbestos cement sheeting.
    “there are a few dry stains in the roof space. there are a few woodworm holes, it
    would appear to be inactive.
    “the main roof would now appear to be of some age. there are some slipped,
    broken and missing slates along with some missing ridge pointing. valley
    flashings would now also appear to be old. some repair is required.
    the roof over the kitchen and bathroom extension is almost flat. it is clad with
    corrugated asbestos cement sheeting which is also extremely old and uneven.
    most purchasers would choose to replace using a modern roofing material.
    “the porch is of rudimentary construction. both the slate roof and fibreglass
    section of roof appear to be old and consequently will require regular
    maintenance.”

    Work description: Hi – I’m viewing 19 Yardie in Buckie on Saturday morning 12 Feb. I live in Derbyshire and travelling north on Friday. The Home Report shows category 2 issues with the roof – Report says “There was evidence corroding roof nails within the roof void which would suggest that roof coverings require upgrading and at least a degree of regular ongoing maintenance and possible overhaul. The advice of a reputable roofing contractor should be obtained prior to purchase”.
    Also got category 3 evidence of wood boring infestation in house (no guarantees??) and wooden garage probably needing pulling down.
    Can anyone help with a ball park figure for repair of the roof please just in case I want to make an offer? Can anyone help with the other issues or do I need to ask elsewhere?
