Hi i had a survery done and this is the report i would like to get an estimate of how much would this cost
    Description:
The main roof over the property is a pitched roof, which has incudes both gable and hip structures structure.
It is covered with natural slates, which are laid over timber battens (that are nailed across the roof structure, which is covered
separately). There is no membrane beneath the slates, so no secondary layer of protection against rainwater ingress.
There are ridge and hip tiles bedded in cement mortar at the outward intersection of pitches, which are clay. There are also small verge
sections which are closed with the top edges of the rendered walls, with the slates forming a slight overhang.
The roof covering runs to the roof of the adjoining property and there is no joint between them – the slating is continuous.
Ventilation to the roof space is provided by vent tiles through the roof covering.
    Condition:
Overall the roof covering appears to be in a fair condition, with only a few minor issues evident.
There are a few broken, slipped and/or missing slates
The ridge and hip tiles appeared to be becoming loose, as the mortar bond has deteriorated. Bedding ridges upon cement mortar creates
an weak bond, as the mortar does not adhere well to either the ridge or the covering (Most modern ridges are ‘dry-fixed’
    , which are
mechanically screwed to the timber structure). In traditional mortar bedded roofs the weight of the ridge itself is a major contributor to it
staying in place. The hip irons are somewhat corroded (rust). The timber battens were found to have a high moisture content, considered
to be damp. This leads to decay and over time causes the nails securing the slates to corrode if they are not copper (and often they are
    not).
    Action:
    No immediate action required.
However, we would recommend: within the next 5-10 years, removal of the entire roof covering including all slates and battens.
Replacement with a new slate covering, which would incorporate a membrane between the battens and the roof structure.

Swansea is a seaside city situated in the southwest of Wales, having a population of approximately 239,000. This makes it the second most inhabited city in Wales, just behind Cardiff. Known for its picturesque coastline, Swansea is a thriving city that attracts both residents and tourists. As a important city in the region, Swansea’s home prices are often more expensive than the national average, therefore vital for homeowners to look after their properties. Whether you’re considering a roof replacement, roof repair, or general home improvement, it’s important to hire experienced local roofers to ensure the job is done to the highest standard. The city features a mix of classic and modern properties, with popular roofing styles including pitched roofs, flat roofs, and dormer windows. Common roofing materials in Swansea include roof tiles, asphalt, and zinc. Slate tiles, which are particularly popular in the area, are known for their strength but can be costly to replace. Clay tile roofs are common in newer homes and are resilient, though they may require occasional maintenance. Flat roofs, often covered with asphalt, are also found in many properties but are prone to leaks and cracking, especially in harsh weather. Due to its coastal climate, Swansea homeowners face specific roofing challenges such as algae growth, broken tiles, and leaks caused by heavy rain and high winds. Roofers in Swansea are often members of respected trade associations, such as the National Federation of Roofing Contractors (NFRC), ensuring they meet the highest standards of quality and professionalism. When it comes to roof restoration, it’s important to work with a local roofer with a strong track record. By working with vetted professionals, you can guarantee that your roof will be in good hands, protecting your home from the elements for years to come. Always check their certifications to ensure you’re hiring the best in the area.
